Postcards from the Future – The Search for Future Hot Spots


While India hasn’t been known in global circles as a premier tourist destination, a few years from now there could be many resorts on the list. It may seem unlikely, but I have seen India’s tourist future and it’s luxurious. Whether India intentionally wants to be Dubai’s top competitor for luxurious destinations or not, she will be in the running.

Of course luck and market forces play a role in selection of the next “hot” destination, but in the case of India, her cultural riches are largely unexplored. India’s fortunes reflect the remarkable situation of opening to the world all at once (or at least within a few years). Therefore, the country holds many surprises to foreigners that are largely unexplored and unwritten.

India is adding 78 hotel projects shortly which will add 35,000 rooms, about 30% will be “luxury” hotels. Below I have compiled a list of some of the best that may turn into some of the World’s best resorts. Hotels in Delhi, Ahmedabad, Pune, Mumbai. Chennai are already under construction, while the one in Jaipur is still in the design phase.



The Contenders


The Leela will soon enter Chennai with the first ever beachfront Luxury Hotel. The location is the idyllic, prime Marina Beach stretch, that is rated the second longest in the world. The Chennai property will sprawl over seven acres.

The 15-storeyed high-rise hotel will have 306 rooms suites. 20,000 sq.ft. will be dedicated to extensive meeting and conference facilities. The architecture inspired by the royal, opulent Chettinad dynasty, will be offset by the grand expanse of the azure blue seas. Work on the hotel is under progress with the opening slotted for 2009.

The design team — comprising architects61 of Singapore and city-based Dulal Mukherjee & Associates — promised to “retain the genus locii” (the spirit of the place) and deliver a “splendid but not overwhelming” property.


The hotel will have 244 rooms, all-day dining, two speciality restaurants (including Maxim’s), the bakery, a 6,000-sq-ft ballroom, five conference rooms, a health spa, swimming pool, a two-level car park for around 150 vehicles and a drive-in porch from Waterloo Street. The first phase of the Rs 120-crore project will be ready by end-2007 and the entire property by mid-2008.

Vadodara: Hot real estate destination

Not so long ago the banyan city, Vadodara, hardly figured on the list of hot real estate destinations. As a matter of fact, land, commercial and residential property was easily available at highly affordable rates. But in last two or three years, the huge inflow of industrial investment from across sectors and growing interest of real estate developers, retailers and IT giants has put Vadodara on the growth trajectory.


If experts are to be believed, it’s tough to find a good piece of land in the best areas at the right price in the city with a population of just over 15 lakh. It has come into the notice of The India Street that the Gujarat government is already working on a plan to develop Vadodara as a knowledge city to attract several leading companies such as DLF, Raheja, Infosys and Satyam to invest in the city.


In my opinion, Vadodara has huge growth potential but it faces competition from Ahmedabad and other tier-II cities, which are preferred investment destinations for leading IT players. The non-resident Gujarati investment pouring into the city will no doubt drive the real estate growth.


In terms of statistic, land prices in Vadodara have appreciated by almost 50 percent in the last two-three years. In addition, the residential and commercial property prices in Vadodara too have shot up in the last two years. Theoretically speaking, the cost of office spaces have increased to Rs 2500-3000 per square feet now from Rs 1500-1700 two years ago. The residential property prices have jumped to Rs 1500-2000 per square feet in key areas as against Rs 1000-2000 per square feet two years ago.


It is worthwhile pointing that in Vadodara, investment in residential projects mainly comes from the actual buyers, as the concept of second home is yet to pick up here. According to Raghu Romeo of Raghu real estate, the retail as well as office space demand in the city is expected to gain momentum. Several tier-III cities in the population bracket of 60,000 to one million are on the radar of the leading retailers.


The newly developing areas such as Sindhrot, Waghodia Road, Padra Road and Sevasi are emerging as promising options for investors. The proximity of the city to Ahmedabad and Surat, the key investment hot spots and the improving civic infrastructure too are fuelling the growth.

Is Mysore the Next Investment Hot Spot?

The spillover effects of the garden city Bangalore can be seen in the all of a sudden turn-around of tier II cities like Mysore. Quite famous for its rich cultural heritage, Mysore is a pretty popular tourist destination covering an area of more than 40 sq km and is administered by the Mysore City Corporation. Situated 763 metres above the sea level and surrounded by hill ranges from north to south, Mysore is commonly been regarded as the ‘City of Palaces’.


It has come into the notice of The India Street that the migration of IT companies to Mysore due to its proximity in Bangalore and the sudden spurt in retailing are quite pivotal in driving the major property developers to the Mysore. Another significant reason is the improvement in connectivity towards Bangalore.


There is no doubt that the Bangalore-Mysore corridor project promoted by the Nandi Infrastructure Corridor Enterprise has triggered a new wave of development as the commuting time involving 146 km distance would be reduced from 3 hours to just 1 hour and 15 minutes.


Among the five township projects planned en route, eco Tourism Township would be located close to Mysore. In my opinion, availability of big tracts of land at relatively competitive prices is another reason for development.

Recent survey by Shriram Propcare research wing in Bangalore has revealed some interesting facts about the changing pattern of investment while investing in Mysore. Theoretically speaking, among the people surveyed in Bangalore, 82 percent are interested in investing in developed land others prefer built units. While 60 percent of the people are looking for residential properties in the price range of Rs 8 lakh to 10 lakh, 32 percent opt for Ra 10 lakh to 15 lakh whereas 8 percent constitute investors for units valued above Rs 15 lakh.


With the second and even third house acquisition becoming a norm than an exception among investors, there is hardly a surprise that the survey has revealed an identical trend for investment in Mysore. Among those surveyed, 88 percent are opting for second home while 12 percent have this as third or fourth property investment.


Furthermore, when asked for the reasons for opting Mysore as an investment destination, 37 percent were found to be the native of Mysore while 30 percent have relatives and friends in the city.


The influx of IT/ITES professionals is more or less cited as instrumental in driving the demand for residential property in Mysore. Land rates are comparatively low when compared to Bangalore, which is one reason for the movement of ITES companies to the secondary cities like Mysore.


In terms of statistic, land prices increase by 40 percent and in some areas it nearly doubled in a span of just one year. Apartment prices are up by 20 to 30 percent with demand exceeding supply. Commercial development is picking up on the retail front with demand exceeding supply. The office market is yet to pick up momentum as large corporates are building campus facilities for their use now. Property developers are, however, confident that once the commuting time between Bangalore and Mysore is reduced, the scope for such projects will gradually increase in the city.
